Stay in a privately owned beach front villa with gorgeous views of the Caribbean. Casa Rosa offers a charming slice of Mexico that can't be found in the hustle and bustle of the "tourist" Mecca's. Situated on a spectacular stretch of white sand beach on the Caribbean Sea, it affords privacy and quiet within easy distance of sightseeing, scuba, restaurants and fishing. Bring along a book and camera, and, after the initial "oohs" and "ahhs", be prepared to relax and soak up the view.

Casa Rosa is located approximately 90 minutes south of the Cancun airport in Tankah III, 3 miles north of the Tulum ruins. Renting a car is recommended and can be arranged for in the States, with pick-up at the Cancun airport.

Casa Rosa is a beachfront property on 1/2 acre with a walled garden. The exterior is peach stucco with Mexican terracotta roof tiles and white trim, with beautiful views of the Caribbean Sea.

Casa Rosa has 4 bedrooms, 1 master suite, w/bath and balcony on the top floor, 1 master suite and bath, downstairs, 1 bedroom with a queen bed, and 1 bedroom has 2 twin beds. The master suites have king size beds. There is an additional bathroom downstairs to make 3 in all. Fully equipped kitchen with service for 8, dining area, living room and a roofed porch for shade. The house is tiled and air-conditioned throughout, with an electric refrigerator, gas stove with oven and gas hot water heater. We supply all linens and bath towels along with bottled water. Maid service 3 times weekly, gardener, trash pickup. Our property manager lives just up the beach and can answer any questions you may have during your vacation.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

3. We prefer your rental reservation be paid with check or money order.
   We accept VISA or MC with a 5% handling fee.

4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

8. No pets allowed.

9. No smoking inside the property.

10. Three night minimum stay.

11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

12. All vacation rentals are subject to Mexican laws and regulations.

13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
