The main level has three bedrooms, two master bedroom suites, master bathrooms with Jacuzzi tubs, modern granite sinks, and long terraces.

The lower level of the villa has two more bedrooms and bathrooms, couches, living space and laundry facilities. Be wowed by a charming and unique indoor wet bar with swings surrounding it. This lower level has a walk-out terrace that takes you to your private pool with waterfall and Jacuzzi located in the garden. Your private pool has three sections of water depth which includes a shallow section filled with 12 inches of water; perfect for toddlers.

For a priceless view, walk up to the roof-top from the kitchen and living room terrace. Prepare to be delighted by the stunning view of the Caribbean, beaches, and landscape. This floor has a very spacious infinity edge Jacuzzi tub that has a shallow section which allows you to lay in ten inches of water. It also is equipped with a wet bar, mini-refrigerator, and gas barbecue grill.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

3. We prefer your rental reservation be paid with check or money order.
   We accept VISA or MC with a 5% handling fee.

4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

8. No pets allowed.

9. No smoking inside the property.

10. Three night minimum stay.

11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

12. All vacation rentals are subject to Mexican laws and regulations.

13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
