Bienvenidos a Villa Serenidad, a luxury vacation rental in Cozumel, Mexico. If you are ready to spend a week in true paradise you have found the right vacation property to do so. This beautiful, new (built in 2003) vacation home is located about six kilometers south of town on the sleepy "old highway". This road used to be the main thoroughfare for travelers looking to explore the south part of the island, but thanks to the recent completion of the new highway the road is barely used.

The Fiesta Americana is located about 500 yards to the north of this home, but the beach in front remains mostly deserted. Since the home is only about 100 yards to the beachfront you will be able to enjoy the views of the ocean, and have easy access to all of the activities it has to offer. The sandy beach stretches forever and dive boat pick up is at the Fiesta Americana Hotel. Full dive service is available for those looking to enjoy some of the best reef systems in the world.

Inside of the home you will find a spacious living room, set up perfectly to enjoy views of the peaceful water. You will find a fully equipped entertainment center here including, Satellite TV, DVD, VHS deck, a Play Station 2, and theatre surround sound. Those needing to keep in touch with home will want to take advantage of the computer enabled with high speed DSL internet access.

Adjacent to the living room is the fully equipped kitchen You will find all you need to prepare your own meals, or mix up your favorite island concoction. If the chef of the household wants a vacation too, let one of our chefs take care of that aspect for you.

All bedrooms are comfortably furnished with handmade furniture and Simmons Orthopedic mattresses. To compliment the comfort the house is set up with multi zone central air conditioning.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

3. We prefer your rental reservation be paid with check or money order.
   We accept VISA or MC with a 5% handling fee.

4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

8. No pets allowed.

9. No smoking inside the property.

10. Three night minimum stay.

11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

12. All vacation rentals are subject to Mexican laws and regulations.

13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
