Property Information

The last house on the northern shore of the island is Villa Rosmar. It is located in the Country Club Estates, the neighborhood area across the street from the Cozumel Golf Club.

Villa Rosmar fully air conditioned, beautifully furnished and completely equipped. There is a swimming pool and patio area along the ocean seawall. If you have large groups or weddings Villa Azul is just a home over.

The waters at the home are calm and gentle, there are no rocks at the beach, which is ideal for kids. Shallow and clear waters make this one of our favorite homes. The area is very nice for families as there are other children in the neighborhood. The house is a bit isolated as well since it is in the corner of the neighborhood. It is on a white sand beach with miles of beach walking available. The unique home has cool modern architectural accents with natural elements of plants, sand and sea. The furnishings are rattan with favorite pieces through out. They may be simple and yet plainly what is needed.

The living area has a high open ceiling, with the mezzanine interior balconies looking down onto the living area and overlooking the two story glass wall overlooking the ocean. There is another sunroof in the entrance area with a lush garden as the focal point. There are big banana trees, and beautiful tropical plants.

The second story mezzanine overlooks the garden area towards the inside of the house and looks over the living room and two story glass wall overlooking the ocean and pool. There is a large dining area, as well as a dining table in the kitchen area. There is a bar separating it from the formal dining room. The kitchen is a large one with the main area being the central island. There are windows in the wall overlooking the interior entrance garden. The bedrooms are all big and spacious. They are all master bedrooms and each one is different. There are five bedrooms. The first one has one king and one standard bed. Second with a king size bed, third is two double beds, fourth is king size, and the fifth has two standard beds. Most of the bedrooms have a small sitting area or a table with chairs to sit. Some of them have balconies as well.

The closets are spacious and there are a few dressers in the bedrooms. They are all very well decorated and fully furnished. The main living area has a sunken area and on the ocean side of the house. This is a large living room space in the middle of the big mezzanine area. There is another side sitting area off on the south side of the room. The living room has a stereo and there is a TV in the sitting area. The pool area is just behind the glass wall between the living room and the beach. There is a patio area overlooking the pool as well. An outdoor shower makes it nice to be able to rinse off before getting into the house. There is a seawall with a chain link fence along the ocean. This is to catch the big waves when they hit as the north wind blows in. There is a gate access to the ocean. The wall doesn't block the view of the ocean. The house has air conditioning in every room. There is daily maid service and a live in caretaker. You will love the spaciousness of this home. There is lots of tranquility in being the last house along such a beautiful beach.

Reservation Policies
    1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

    2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

    3. We prefer your rental reservation be paid with check or money order.
      We accept VISA or MC with a 5% handling fee.

    4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

    5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

    6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

    7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

    8. No pets allowed.

    9. No smoking inside the property.

    10. Three night minimum stay.

    11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

    12. All vacation rentals are subject to Mexican laws and regulations.

    13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

    14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

    15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

    16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
