Villa las Ventanas

Villa las Ventanas is a an exciting new 4 bedroom/ 5 bath home nestled between the Reef Club hotel & beach club and the popular Sand Dollar Dive Shop & pier. Las Ventanas is exactly 100 yards from this beautiful sandy beach which extends for miles and miles. So it's great for walks.

The house's modern free flowing design makes for a stunning architectural statement. It's also just 200 yards from the Iguanas/Ranas 10 bedroom villa complex. So for extra large groups, it comes as a welcome addition.

On the 1st or ground ground floor is the living room, dining room kitchen and master bedroom. Both the spacious living and dining room offer access to the pool and views of the sea through sliding glass doors.

The living room holds a 20 foot built in wraparound couch. Also in the living room is the Satellite TV. The dining room table can seat up to 10 guests. For larger groups the patio table seating 4 can be brought into the dining room.

Behind the dining room is the large, modern, and cheery kitchen complete with all the modern conveniences including microwave, coffeemaker, toaster, and blender.

You also have the option of a cook service. Our cooks consistently get rave reviews from our guests.

Bedroom 1 is on the ground floor. It holds 1 queen and 2 twin beds. In addition to its own private bathroom, it also has access to the fully enclosed patio shower. It has a view of the garden.

Bedroom 2 is located halfway up a between the ground floor and the 2nd floor. It holds 1 queen-sized bed and 1 twin bed. It offers a view of the jungle.

The 3rd bedroom is on the second floor. It has a queen sized bed and twin bed. It offers spectacular sea views from its own balcony. It also has a private bathroom.

The 4th bedroom is also on the second floor. Like bedroom 3 it holds a queen-sized bed and twin bed. It too has a balcony the offers wonderful views of the sea.

Above the bedrooms is, as you might expect, the roof. What you wouldn't expect is the palapa (sun shelter) with hammock and built in couch. It's a great place to toast the sunset and admire the stars. Between the house and sea lies the free- form pool. The main part is 4 feet deep throughout. There is also a small children's section that is 10 inches deep. For your dining pleasure you'll find a charcoal grill in the pool area.. Also by the pool is that enclosed shower and a half-bathroom.

For divers, Las Ventanas affords access to dive boat pickup right at the Pier (which is adjacent to the villa grounds)! This home has Satellite television in English, a safe for your valuables and cellphone service.

1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

3. We prefer your rental reservation be paid with check or money order.
   We accept VISA or MC with a 5% handling fee.

4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

8. No pets allowed.

9. No smoking inside the property.

10. Three night minimum stay.

11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

12. All vacation rentals are subject to Mexican laws and regulations.

13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
