Property Information

Villa La Mansion is a Cozumel vacation rental villa located right on the beach. This truly deluxe 6 BR/7 BA home is located on a 175 yard beachfront property, 3 miles north of town roughly halfway between the Hotel Principe and Club Cozumel Caribe. With no development on either side, the house sits in the midst of a 1/4 mile stretch of beach. The home has a 1st floor and 2nd floor, high ceilings, marble floors, and a wraparound balcony on both the upper and lower floors. All bedrooms have their own bathrooms. All the bedrooms, both dining rooms, 1st floor family room, and second floor family room are air-conditioned.

On the 1st floor on the ocean view side are, from north to south:
the family dining room with seating for 6,
the formal dining room with seating for 10,
a formal living room and family room
family room
full bathroom off the first floor
The game room has satellite TV, VCR, stereo, piano, nordic track walker and bar area. All the ocean side rooms open onto a large balcony.

On the island view side from north to south are:
the kitchen
foyer
2 car garage
guest bedroom with queen sized bed and full bathroom.
Doors at the north end of the hallway open outside onto a very large terrace with a 42' X 18' freshwater pool. There is also a small shallow pool for children. There are also numerous tables, chairs and chaise lounge furniture for comfortable sunning. An extensive garden area follows and leads down to a natural sandy walk-in beach right next to the long pier. The pier offers easy access to boats.

Up a flight of stairs is La Mansion's 2nd floor where 5 of the 6 bedrooms are located. On the ocean view side of the La Mansion's 2nd floor are, from north to south:
the master suite,
second bedroom with 2 twin beds
third bedroom with a queen bed.
The master suite has a sitting area with twin sofabed, bedroom with king-sized bed, a walk-in mirrored dressing area, satellite TV, VCR, oceanfront balcony, large bathroom with Jacuzzi type bath, and separate shower.

The second bedroom with ocean view has a large walk-in closet, bathroom with shower, satellite TV and oceanfront balcony. There are 2 twin beds in this room, which can be set up as a king-sized bed on request.

The third bedroom with ocean view has satellite TV, a king-sized bed, bathroom with shower, sitting area, and sliding glass doors to the oceanfront balcony.

On the island view side are, from north to south,
a bedroom suite,
the 2nd floor family room
5th bedroom.
The bedroom suite has 2 twin beds, a full bathroom with shower, TV and VCR.

Next to it is the family room with central air conditioning, and big screen (42") satellite TV. The room connects to the foyer via another flight of stairs.

South of the family room is a 5th, less formal bedroom ideal for personal staff. It has 2 twin beds and an adjoining bath with shower.

There are also 2 extra twin beds that can be put in whatever bedroom you request.

The house comes with maid service 6 days a week and for an additional charge cook service. A safe is provided as well as local telephone service. The house sleeps up to 15 guests. Please be aware that only 4 children between age 6 to 10 per group are allowed. There is a $1000.00 security deposit required with the balance payment when renting this home.

Reservation Policies
    1. Vacation Rental Rates are in US Dollars (USD) and do not include 12% tax. Daily, weekly, and monthly rates can vary.

    2. Unless otherwise noted a security deposit will be included in the rental contract and has to be paid in advance as the rental amount. Depending on the home it is between US 150 - US 1000. Tenants agree to pay for any damage caused. If there is no damage the security deposit will be returned within two to four weeks of departure.

    3. We prefer your rental reservation be paid with check or money order.
      We accept VISA or MC with a 5% handling fee.

    4. A 50% deposit along with the signed contract is required within seven days of booking to hold the dates for your vacation home. Your balance is due 45 days prior to arrival, 60 days for holidays.

    5. Cancellations 60 days prior to arrival are refundable at the owners discretion based on ability to re-rent. There will be a US 150 handling fee on all cancellations. No refund on holiday rentals.

    6. If travel is restricted by the US Government or Airlines forcing a cancellation, your vacation rental can be rescheduled within a year. No refunds. Adjustments for seasonal changes may apply. A low season rental will be honored without additional charge. Travel insurance is strongly recommended.

    7. Maximum occupancy includes all children no matter what age. No additional guests. No exceptions. Contract will be null and void and you will be asked to leave.

    8. No pets allowed.

    9. No smoking inside the property.

    10. Three night minimum stay.

    11. Check-in 3:00 PM, check-out 10:00 AM. Early check in and/or late check out can be arranged at half a days rate if possible.

    12. All vacation rentals are subject to Mexican laws and regulations.

    13. Your vacation home includes maid service three times a week. No maid service on Sundays and Mexican holidays. Maid service can be increased for an additional charge of $30 per day. For other additional services and general information please refer to the Area Info on our website.

    14. Directions and entry procedures will be send out two weeks prior to your arrival. Directions are from Cancun Airport to your vacation home. Entry procedures include the lock box code for the house and service phone numbers. Please remember to bring these instructions with you.

    15. Water and electricity are the two most valuable commodities. Please conserve both. Shut off air conditioners when not using the bedrooms, and when leaving the premises. Air conditioners found running with the windows open will result in forfeiture of security deposit.

    16. Use common sense and to ensure a safe trip, lock all doors and windows when leaving your vacation home.
